At this level of arrears the Courts MUST grant repossession BUT ….. only if the tenant remains sufficiently in arrears when you go to Court.

If the arrears are 1p below the required level, the Court will not grant you immediate repossession.

We STRONGLY recommend serving a Section 21 Notice at the same time as the Section 8 Notice. See Serving Both Section 8 & Section 21 Notices.
