General comment – over 70% of possession proceedings issued in the London area are rejected by the courts as the paperwork is not completed correctly. Follow our system and read the FAQ’s if you have any queries to ensure your Section 8 or Section 21 Notice is correct.

The payment period (i.e. how often your tenancy agreements says that the rent must be paid) is VERY important to ensure the correct wording is added into the Section 8 Notice.

You can find this information in your tenancy agreement. It is not always how often your tenant pays. Irrespective of that, the Section 8 Notice needs to show how often they SHOULD pay according to the tenancy agreement.

What do I get?

What you will need

Before staring the process, it is recommended you have the following to hand:

  • The tenancy agreement for the property to be repossessed OR
  • A note of:- The start date & end date of the tenancy, How often the rent is due as per the agreement (i.e. weekly, calendar monthly etc.,) The tenant(s) name(s),the address of the property to be repossessed. Your name and address.
  • If you are taking action because of rent arrears, a note of the amount the tenant currently owes. You can use our arrears calculator to help with this if you wish – click HERE to access the calculator.

How long will it take to complete the process on line?

There are approximately 12 questions to answer/complete. With all the above information available it should take NO MORE THAN 10 MINUTES.

What you will get

Once you have completed the forms on line, the Notice(s) you have selected will appear on your computer screen to print, sign and give or send to the tenant. (see FAQ’s for details about giving the Notice to the tenant).

A copy of the Notice(s) will also be forwarded to your email “in box”.
